Alongside financial planning and investment management, we can advise on most types of mortgages, from first-time buyers to buy-to let and remortgages.

The mortgage process – purchase

We always advise clients to come to us prior to starting your house hunt so we can calculate the likely maximum loan available.  At this stage, we can also produce an Agreement in Principle with a lender so you can visit the estate agent with proof of your ability to borrow, putting you in a much stronger position when offering on a property.

Once you have found a property, we will look for the best available rate and discuss the different types of mortgage, for example fixed or discounted, offset or tracker, and the term that is likely to suit you best.  It is extremely important to us to ensure that our clients understand fully how their mortgage works, and the costs involved.

Once everything has been agreed, we will submit your application to the lender who will request the evidence they are likely to need: as a minimum, this will usually be confirmation of earnings such as pay slips, bank statements and a copy of your passport.  Our aim is to make this part of the process as efficient as possible, as the more streamlined the application is, the quickly it will be assessed and an offer produced.  We chase the application regularly at this point.

Once the offer has been produced, in theory our work is done, but we find it is best practice to continue to liaise with the lawyers on your behalf to ensure that all goes smoothly and that you are kept updated throughout the process.
